WHAT? WHERE?

Devonshire House sits firmly in Hampstead territory: leafy, affluent and unapologetically polished. This large, co-ed Prep educates around 430 pupils aged 2-13 and attracts a culturally diverse intake, with around 30% of children coming from international families. Despite its size, it manages to feel surprisingly intimate thanks to its unusual “mini campus” layout, with pupils effectively graduating through a collection of handsome Victorian houses as they move up the school.

Spread across three sites, all within easy walking distance of one another, there’s a genuine sense of space here. Outdoor provision is particularly strong for a London prep, with sports pitches, woodland areas and quieter corners for children who need a breather from the bustle. The setup creates smaller communities within the larger school, helping it retain a village feel despite its considerable size.

First impressions are immaculate. The Victorian buildings are beautifully maintained, and the arrival experience feels more boutique hotel than busy Prep school. Carefully curated displays, slick values-led messaging and attention to detail are everywhere you look. Even the loos are a cut above, complete with stylish wallpaper and hand cream that wouldn’t look out of place in Soho House. Devonshire House clearly knows its audience — and isn’t afraid to lean into it.

FACILITIES

SPORT

Sport is taken seriously here, but not at the expense of participation. Pupils are introduced to a broad programme from an early age, including football, rugby, cricket, netball, athletics, tennis, swimming and cross-country, with competitive fixtures beginning in Y3.

For a London school, the facilities are impressive. Pupils make use of multiple outdoor spaces as well as specialist venues including StoneX Stadium, Barnet Copthall Playing Fields and the Georgians Tennis Academy. Football enthusiasts also benefit from a partnership with Tottenham Hotspur, which provides specialist coaching and academy-style training opportunities. (Let’s ignore Spurs’ recent season… This is still an amazing opportunity for footie fans.)

Perhaps the biggest clue to the school’s sporting ethos, however, is the number of teams it fields. Alongside the A and B teams are thriving C, D, E and even F teams. It’s a clear sign that sport here is about getting as many children involved as possible, not simply focusing on the star performers.

CREATIVE & PERFORMING ARTS

While academics undoubtedly sit at the heart of Devonshire House, creative subjects enjoy plenty of airtime too. Music, drama and art are all specialist taught, with dedicated facilities and opportunities to perform throughout the year.

Music feels particularly strong, with xx% of students playing an instrument. Pupils can join a range of ensembles, from chamber orchestra to jazz band, alongside one-to-one tuition across a huge variety of instruments. French horn, anyone?

Drama is equally visible, with productions beginning in Nursery and building towards larger-scale performances as pupils move through the school. During our visit, excitement was already building for Y4’s production of Alice in Wonderland, with posters proudly displayed throughout the corridors.

Art is well-resourced and thoughtfully integrated into wider topics across the curriculum. The creative atmosphere, however, feels more curated than chaotic. This isn’t the sort of school where you’ll find paint-splattered masterpieces drying on every available surface. Instead, creativity is a more controlled, with an emphasis on developing skills and producing thoughtful, polished work.

SCHOOL

What Devonshire House does particularly well is make a large school feel surprisingly manageable. Rather than one sprawling campus, pupils move through a collection of handsome Victorian houses – all 5 mins from each other – as they progress through the years, creating smaller communities within the wider school.

Outdoor space is another genuine selling point. For a London Prep, there is a remarkable amount of it. There are five playgrounds, sports facilities across the different sites and a dedicated Forest School where children can swap classrooms for campfire circles and muddy adventures. During our visit, a group sat completely captivated by Devonshire’s own Bear Grylls and Forest School lead, Lucy Peacock. No screens, no gimmicks, just old-fashioned storytelling and curiosity.

It’s worth noting that Devonshire House is seeing increasing numbers of pupils leave at 11+, rather than staying through to 13+. As a result, there will be no Year 8 cohort in the 2026/27 academic year, following low demand for places.

LITTLIES

The Nursery is split into Acorns (ages 2-3) and Oaks (age 4), with Acorns the most popular entry point. As a result, a third class opened in January 2026 and a fourth is already in the pipeline. Reception is another key intake point and the school added a fourth Reception class in 2025 to accommodate growing demand. Priority is given to children already within the nursery, making early registration advisable.

Following a major refurbishment in 2023, the Nursery feels fresh, purposeful and remarkably spacious for a London setting. During our visit, the atmosphere was calm, busy and reassuringly happy, with children confidently moving between activities and staff striking a nice balance between nurturing and encouraging independence. There is also a uniform (joggers and a sweatshirt rather than anything too formal), which may not be for everyone.

Other plus points include a lovely outdoor space for imaginative play, and access to the wider school facilities – including the aforementioned Forest School, just down the road at the Lower School. As this site is home to Reception, spending time here during nursery years helps make the transition to ‘big school’ that much easier.

ACADEMICS

At its core, Devonshire House is academically ambitious – and refreshingly honest about it. This is a school with a strong track record of preparing pupils for some of London’s most competitive senior schools, with xx% of leavers getting into the first choice. Destinations include St Paul’s, Highgate School, Westminster, UCS and North London Collegiate.

The Upper School (Years 6–8) has a noticeably different feel, with greater emphasis on independence, organisation and preparation for 11+ and 13+ entry. By this stage, the atmosphere feels closer to a senior school than a traditional prep, helping pupils make the transition with confidence.

That ambition is reflected in the school’s scholarship record, with xx% of leavers securing awards in the past year. Scholarships were won across a wide range of disciplines – from academics and sport to music, art and drama – at schools including Francis Holland Regent’s Park, Haberdashers’ Boys’ School, Haberdashers’ Girls’ School, Maida Vale School, Queen’s College and Queenwood.

That said, it’s not all whiteboards and worksheets. We were shown a surprisingly entertaining mould experiment (bread slices hanging around the science lab), and the Y6 girls we met were bright, engaged and very chatty.

Devonshire has also introduced a bespoke EAL programme to support its international pupils, helping them settle quickly and access the curriculum with confidence.

SEND

This isn’t a school that markets itself on SEND provision. Just 9.34% of pupils receive support. That said, the provision is well organised. Alongside a Head of Learning Support, there are three SENCos – including one specialising in EAL. Pupils with identified needs are added to the SEND register and supported by a dedicated SENCo, who oversees provision across the school. Where needed, Individual Education Plans (IEPs) are put in place with input from both staff and parents.

PASTORAL CARE

What stands out is the school’s willingness to invest in specialist support. The partnership with Terapia means pupils have access to professional therapists on site four days a week, offering support that goes well beyond what many prep schools can provide.

For a school of this size, pastoral care feels impressively joined up, with class teachers, heads of year and senior leaders all playing an active role in pupil wellbeing. External organisations also lead workshops and assemblies, including sessions from the local police on walking home safely from school.

THE HEAD

At the time of our visit, Devonshire House was preparing for a leadership transition. Henry Keighley-Elstub, who has led the school since 2022 following a successful decade at Pembridge Hall, is moving on to become Headmaster of The Hall School. During his tenure, Devonshire House has continued to strengthen its academic reputation while expanding key entry points in the younger years.

Taking over in September 2026 is Sinead O’Brien, currently Head of School at St Michael’s in Highgate. She arrives with a strong track record for combining academic rigour with a focus on pupil wellbeing. QUIRKS

The vast majority of teachers are specialised subject teachers — even in the Nursery. Two-year-olds get expert-led lessons in everything from French and PE to Forest School and music, with the school’s Early Years music teacher even performing as part of the London Philharmonic Orchestra.

WRAP AROUND CARE

Wrap-around provision runs from 8am to 6pm, with after-school care provided by Let’s Leap and a wide range of clubs available. Booking is flexible – including same-day sign-up until 3pm – which is a practical bonus for last-minute meetings. Holiday camps are also offered through the same provider.

MOBILE PHONE POLICY

Mobile phones are not permitted for general use during the school day. Technology is used in a structured, age-appropriate way within lessons, with a focus on online safety.

TRANSPORT

Most families are local to Hampstead and the surrounding areas, including St John’s Wood, West Hampstead and Queen’s Park, which means they walk or bike in (only the brave with those hills). There is also a school bus service, which runs from Maida Vale, St. John’s, West and South Hampstead and Queens Park.

FEES

Fees range from £4,087 to £8,637 per term for Nursery, £9,674 for Reception, and £10,389 per term for Y1-Y8, which is the pricier end of the London prep market. No surprise given its location.

ISI REPORT

The school’s most recent ISI inspection (2024) praised Devonshire House’s strong focus on pupil wellbeing, enthusiastic teaching and broad curriculum, highlighting the way children are supported both academically and pastorally. Inspectors were particularly impressed by the individualised care offered in the early years, alongside the school’s commitment to community engagement, diversity and environmental initiatives. WORD ON THE GROUND

The most common criticism? That Devonshire House can feel slightly more structured and less hand-holding than some neighbouring preps. For some families, that is precisely the attraction. Others may prefer a softer, more nurturing approach. Either way, few would argue with the school’s strong academic track record or the confidence with which pupils seem to move on to their next schools.

THE MUDDY VERDICT

GOOD FOR: Ambitious families looking for strong Senior school outcomes, impressive facilities and a polished, purposeful environment that prepares children well for the next stage.

NOT FOR: Families seeking a more free-range, child-led Prep experience or a school that wears its academic ambition more lightly.
